On buildings surrounded by trees, or with flat and box gutters, more frequent clearing is often needed. It matters because a blocked gutter doesn’t stay a cleaning problem for long, overflowing water causes damp, water ingress, and damage to fascias, brickwork and interiors, and the repair bill dwarfs the cost of routine clearing. For facilities managers, planned gutter maintenance is one of the cheapest ways to avoid an expensive, disruptive surprise. ![Commercial gutter cleaning on a high-rise building in London](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/commercial-window-cleaning-london2.jpg "commercial-window-cleaning-london2 - Aquamark")Of all the maintenance jobs on a building, gutter cleaning is the one most likely to be forgotten, right up until water is running down an interior wall and a resident is emailing you a photo of the stain. By then it isn’t a cleaning job any more. It’s a repair, and often an insurance conversation. As facilities managers and managing agents plan budgets for the year ahead, this is one of the easiest wins to build in. Here’s how often commercial gutters really need clearing, what a blockage actually costs, and why planning it beats reacting to it every time. ### Why blocked gutters cost far more than the clean A gutter has one job: to carry water away from the building. When it blocks, that water has to go somewhere, and it goes into the fabric of the building instead. The result is rarely dramatic at first. It’s a slow build of damp, staining on soffits and fascias, water tracking into brickwork and cavities, and eventually ingress that reaches interiors and ceilings. On larger developments it can undermine render, rot timber, and trigger complaints from the residents directly beneath. Every one of those outcomes costs many times more to put right than the routine clearing that would have prevented it, and unlike the clearing, it arrives without warning and on its own timetable. That’s the real economics of gutter cleaning. It’s not a cost, it’s cheap insurance against a much bigger one. ### How often should commercial gutters be cleaned? For most commercial and residential developments, at least once a year is the minimum, and twice a year is the sensible standard, typically once in autumn and once in spring. A few factors push that frequency up. Buildings surrounded by trees collect far more leaf debris and often need more than two visits. Flat roofs and box gutters trap debris and standing water more easily than pitched roofs. And taller or exposed buildings can gather windblown debris and moss that builds up quietly out of sight. If your building has any of these, it’s worth treating twice a year as a floor, not a target. Autumn is the priority visit either way. Clearing gutters after the leaves have fallen but before winter rain sets in is the single most valuable clearance of the year, because it protects the building through the months when water is most likely to test it. ### What proper commercial gutter cleaning involves On a commercial building, gutter cleaning is a work-at-height task like any other, so it should be delivered with the same rigour as your window cleaning. That means the right access method for the building, a job-specific RAMS, competent operatives, and, importantly, a report afterwards. Good reporting matters more here than people expect, because gutters are out of sight. A proper clearance should come with before-and-after photos and a note of anything spotted while up there, early signs of damage, failing seals, or debris sources, so small issues are caught before they become the next emergency. That evidence is also what lets you show residents and stakeholders that the building is being looked after properly. ### Building it into your 2027 plan The reason gutters get forgotten is that they never feel urgent until they’re an emergency, so they slip off the budget. The fix is simple: put them on a calendar. Scheduling an autumn clear, and ideally a spring one, as a planned line in your 2027 programme turns an unpredictable repair risk into a small, known cost. It’s the same principle that applies across façade maintenance. Planned work is calmer, cheaper, and keeps the building protected all year, while reactive work arrives with complaints, disruption and a bigger bill attached. If it would help to map gutters and the rest of your exterior maintenance onto a simple year-round calendar, we’re happy to help you build one. ### Frequently asked questions ### **How often should commercial gutters be cleaned?** At least once a year, and ideally twice, typically autumn and spring. Buildings surrounded by trees, or with flat roofs and box gutters, often need clearing more frequently. Autumn is the priority visit. ### **Why is gutter cleaning important on commercial buildings?** Blocked gutters overflow into the building’s fabric, causing damp, water ingress, and damage to fascias, brickwork and interiors. The resulting repairs cost far more than routine clearing, and they arrive without warning. ### **When is the best time to clean gutters?** Autumn, after the leaves have fallen but before winter rain, is the most valuable clearance of the year. A spring visit to clear winter debris is a sensible second. ### **What does commercial gutter cleaning involve?** It’s a work-at-height task requiring the correct access method, a job-specific RAMS, and competent operaiveollowed by a report with before-and-after photos and notes on anything spotted, such as early damage or failing seals. ### **How much does commercial gutter cleaning cost?** It’s priced per building, based on height, access method, gutter type and length, and how much debris has built up. As with window cleaning, an accurate figure comes from a site survey, and planned clearing is far cheaper than the water damage it prevents. ![author avatar](https://secure.gravatar.com/avatar/43d3898d418e3670f32e7ab0a6e9b2928cab4c2b47c6dc079c84a6cc3e2dcdd3?s=300&d=mm&r=g) Brad Staines I started Aquamark to build a company on a foundation of great culture, because I believe culture is what shapes everything a client ever experiences. A 2027 Budgeting Guide](https://www.aquamarkcleaning.co.uk/commercial-window-cleaning-cost-london-2027/) **Published:** September 21, 2026 **Author:** Brad Staines **Content:** **The short answer:** There’s no single price for commercial window cleaning in London, because it’s costed per building, not per pane. The price is driven by five things: the access method needed (water-fed pole, rope access, cradle or BMU, or MEWP), the cleaning frequency, the height and complexity of the building, the safety and compliance requirements, and the level of reporting and service you expect. The right way to budget for 2027 is to price the outcome you actually need, then compare quotes against a clear specification, rather than starting from the lowest number. ![Budgeting for commercial window cleaning costs in a London high-rise](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/Commercial-Services-Page-1024x683.jpg "AQUAMARK Lexicon & GWQ (Abseill, Cradle & Cherry Picker) - Aquamark")AQUAMARK Lexicon GWQ Abseill Cradle Cherry Picker Every autumn, as facilities managers and managing agents build their budgets for the year ahead, we get asked the same question: what should commercial window cleaning actually cost? It’s a fair question, and a frustrating one, because the honest answer is “it depends”, and that’s not much use when you’ve got a spreadsheet to fill in. So let’s make it useful. Below is how the price is actually built, what moves it up and down, and how to budget for 2027 in a way that protects both your service charge and your sanity. ### Why there’s no flat rate for commercial window cleaning A domestic window cleaner can quote a house in seconds because every house is broadly similar. A commercial or high-rise development is the opposite. Two buildings on the same street can differ enormously in how you safely reach the glass, how often it needs doing, and what compliance sits behind the work. That’s why any credible quote follows a site survey, not a price list. Put simply, you’re not buying a clean. You’re buying safe, reliable access to a specific building, delivered to a standard, and evidenced properly. The cost reflects that. ### The five things that drive your price **Access method.** This is the single biggest factor. Water-fed pole from the ground is the most economical, rope access and cradle or BMU work for higher elevations costs more because of the skill, equipment and safety involved, and a MEWP or hoist adds hire cost. Most large developments use a mix, and the balance of methods on your building sets the baseline price. **Frequency.** How many cleans a year, and whether different areas run on different schedules. Frequency is where budgets most often drift, either paying for more cleans than a building needs, or too few to keep complaints down. Matching frequency to how the building is actually used is one of the easiest ways to budget smartly. **Height and complexity.** Storey count, atria, setbacks, brise soleil, restricted access, and difficult elevations all add time and risk, and therefore cost. A simple ten-storey block and a complex landmark building of the same height are not the same job. **Safety and compliance.** Proper work at height means a job-specific RAMS, and on high-rise buildings, current anchor and mansafe certification. A quote that includes verifying and documenting this will look slightly higher than one that quietly assumes it, but the second one is moving risk onto you, not saving you money. **Reporting and service level.** A clean that arrives with same-day completion reports, before-and-after photos, and a responsive point of contact costs a little more to deliver than one that simply happens and disappears. It’s also the difference between a service you can evidence to residents and one you spend your time chasing. ### How to budget for 2027 The smartest budgets don’t start with last year’s invoice, they start with the service you actually need. Before you look at a single figure, it’s worth asking what worked this year and what didn’t, what you want more of, less of, and what you’d start or stop. That turns budgeting from a guess into a decision. From there, write a clear specification, scope, frequency, access methods, compliance, and reporting, and use it to get comparable quotes. When every contractor is pricing the same defined job, the numbers finally mean something, and you can budget with confidence rather than hope. ### Why the cheapest quote distorts your whole budget It’s tempting, especially in a tighter year, to anchor your 2027 figure to the lowest quote you’ve seen. Be careful. On a vague brief, the cheapest number usually hides gaps, lower frequency, excluded areas, unpriced safety testing, no reporting, that surface later as extra cost and workload. Budget against that number and you’ll almost certainly overspend by year end, just not in a line you planned for. A fair, well-documented price from a service partner who manages the whole programme is far easier to budget around, because there are no surprises hiding inside it. ### Getting an accurate figure for your building The only way to a genuinely accurate 2027 number is a site survey against a clear specification. It costs you nothing, it takes the guesswork out of your budget, and it means the figure you commit to is the figure you’ll actually pay. If it would help to benchmark your current spend or sense-check your 2027 budget, we’re always happy to walk a building and give you an honest view. ### Frequently asked questions ### **How much does commercial window cleaning cost in London?** There’s no flat rate. Commercial window cleaning in London is priced per building, based on the access method required, cleaning frequency, building height and complexity, safety and compliance requirements, and reporting standard. An accurate figure comes from a site survey, not a price list. ### **What affects the price of high-rise window cleaning?** The biggest factor is access, water-fed pole is most economical, while rope access, cradle or BMU, and MEWP work cost more due to skill, equipment and safety. Frequency, building complexity, compliance documentation, and service level also move the price. ### **How often should commercial windows be cleaned?** It depends on the building’s exposure and use, but many London developments run between two and four external cleans a year, with internal and specialist areas often on a separate schedule. Matching frequency to actual need is a key part of budgeting. ### **Is the cheapest window cleaning quote the best value?** Rarely. On a vague specification, a low quote often hides gaps in frequency, scope, safety testing or reporting that surface later as extra cost and workload. A fair, fully documented price is usually easier to budget around and cheaper over the year. ### **How do I budget for commercial window cleaning in 2027?** Start with the service you need, not last year’s invoice. Write a clear specification, get comparable quotes against it, and factor in compliance and reporting. A site survey gives you an accurate, surprise-free figure to commit to. It should cover the full scope of works, cleaning frequency, the access methods to be used (water-fed pole, rope access, cradle or BMU, and MEWP), all safety and [compliance](https://www.aquamarkcleaning.co.uk/the-hidden-costs-of-the-cheapest-window-cleaning-quote-mansafe-anchor-compliance-and-fm-liability/) requirements, and the reporting standard you expect. A vague spec is how FMs end up “paying more and getting less”, because they compared prices that were never for the same thing. ![Commercial window cleaning specification for a London high-rise development](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/Contact-Us-Page-768x1024.jpg "Contact Us Page - Aquamark") Here’s a scenario every facilities manager and managing agent knows. You put your window cleaning out to tender, three quotes come back, and one is noticeably cheaper than the others. It looks like the obvious choice, so it wins. Six months later you’re chasing missed cleans, fielding resident complaints, and realising the cheaper quote quietly left out half of what you assumed was included. The saving has vanished, and then some. We call this the tender trap, and it’s rarely the FM’s fault. It happens because of one thing, a specification that wasn’t tight enough to compare bids properly. When the spec is vague, [contractors](https://www.aquamarkcleaning.co.uk/switching-window-cleaning-contractor-london/) are free to interpret it however keeps their number low, and you end up comparing prices that were never for the same job. The good news is that a clear specification fixes this completely, and writing one is more straightforward than it looks. ## Why a cheap tender usually costs more A low quote isn’t automatically a bad one, but on a vague spec it almost always hides gaps. Maybe the frequency is lower than you expected, maybe the internal atrium glass isn’t included, maybe the safety testing has been assumed rather than priced, maybe the reporting simply doesn’t exist. None of that shows up on the quote. It shows up later, as extra costs, missed work, and workload landing back on your desk. So the cheapest number on paper frequently becomes the most expensive relationship in practice, which is the opposite of the value for money you were trying to protect for your residents and the service charge. ## What a vague specification actually does to your comparison The whole point of a tender is to compare like for like. A weak spec destroys that before you’ve started, because every contractor is effectively quoting for a slightly different job. One prices four cleans a year, another prices two. One includes the difficult atrium access, another skips it. One builds in anchor testing and reporting, another leaves it out to sharpen the price. You’re no longer comparing suppliers, you’re comparing assumptions, and the lowest assumption usually wins for the wrong reasons. Tighten the spec, and suddenly the comparison becomes honest. Everyone’s pricing the same scope, and the differences between bids tell you something real. ## What a proper window cleaning specification should include You don’t need to be technical to write a strong spec, you just need to be clear on each of these areas. **Scope of works.** Exactly which glass and surfaces are included, external and internal, along with any atria, balconies, cladding, or solar panels. Name the exclusions too, so nothing is left to interpretation. **Frequency.** How many cleans per year, and whether different areas are cleaned at different intervals. This is one of the most common places a cheap quote quietly drops below what you need. **Access methods.** State the methods appropriate to your building, whether that’s water-fed pole for the lower levels, rope access for the high-rise elevations, or cradle, BMU and MEWP where they’re required. This matters because access is where cost and safety live, and it’s where corners get cut. **Safety and compliance.** Require a job-specific RAMS, current anchor and mansafe certification, and evidence of competence for work at height under the Work at Height Regulations 2005. Make documentation a condition of the contract, not an afterthought. **Reporting and standards.** Define the reporting you expect, ideally same-day completion reports with before-and-after photos, and set clear SLAs and KPIs for quality and response times. This is what turns a service from invisible into accountable. **Resident communication.** On residential developments, specify how and when residents will be notified before each visit. It’s the single biggest lever on complaint volume, so it belongs in the spec. Put those six areas in writing and you’ve removed almost all the wriggle room. Every bid now answers the same questions, and the contractor who was planning to win on a thin, vague number no longer can. ## How to compare the bids fairly Once the spec is tight, judge the responses on more than price. Look at how completely each contractor answered the spec, how clearly they explained their access and safety approach, and how confident they were on reporting and resident communication. A partner who engages properly with a detailed spec is showing you how they’ll run the contract. A contractor who skims it and sends a headline number is showing you that too. The aim isn’t to pick the cheapest or the dearest, it’s to pick the one who gives you genuine confidence that the job will be done to standard, safely, and without you having to chase. That’s the difference between a contractor and a service partner, and a good specification is how you find them. Write the spec properly once, and it protects you for the entire length of the contract. ## Frequently asked questions ### **What should a commercial window cleaning specification include?** A strong specification covers six areas: the full scope of works and exclusions, cleaning frequency, access methods (water-fed pole, rope access, cradle/BMU, MEWP), safety and compliance requirements (RAMS, anchor and mansafe certification), reporting standards (completion reports, SLAs, KPIs), and resident communication. ### **Why is the cheapest window cleaning quote often more expensive?** On a vague specification, a low quote usually hides gaps, lower frequency, excluded areas, unpriced safety testing, or no reporting. Those gaps surface later as extra costs and workload, so the cheapest bid frequently becomes the most expensive contract. ### **How do I compare window cleaning tenders fairly?** Write a detailed specification so every contractor prices the same scope, then compare responses on completeness, clarity of access and safety approach, and reporting, not just the headline price. ### **How often should commercial windows be cleaned in London?** Frequency depends on the building, its exposure, and its use, but many London residential and commercial developments run between two and four external cleans a year, with internal and specialist areas often on a separate schedule. Define your required frequency in the specification. ### **What safety documentation should a window cleaning contractor provide?** Expect a job-specific RAMS, current anchor and mansafe certification (inspected within the last twelve months on high-rise buildings), and evidence of competence for work at height under the Work at Height Regulations 2005. How to Do It Without the Disruption](https://www.aquamarkcleaning.co.uk/switching-window-cleaning-contractor-london/) **Published:** August 16, 2026 **Author:** Brad Staines **Content:** **The short answer:** You can switch commercial window cleaning contractor without disruption to your building or your residents, as long as you plan the handover properly. The key is a clear notice period, a structured mobilisation plan covering access, safety documentation and resident communication, and a new service partner who manages the transition for you rather than leaving you to project-manage it. Done well, most FMs find the change smoother than staying with a contractor they’ve outgrown. ![Aquamark team abseiling a high-rise residential building in London](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/brad-1024x683.jpg "brad - Aquamark")If you’ve been putting up with a window cleaning contractor who’s stopped pulling their weight, you’re not alone, and the reason you’ve stayed is usually the same one we hear again and again. It isn’t loyalty, and it isn’t the price. It’s the fear of disruption. The worry that switching means a gap in service, a scramble over access, a pile of new paperwork, and a fresh round of [resident complaints](https://www.aquamarkcleaning.co.uk/why-window-cleaning-drives-so-many-resident-complaints-and-how-fms-can-stop-them/ "Why Window Cleaning Drives So Many Resident Complaints (And How FMs Can Stop Them)") while everyone finds their feet. So the easier option is to stay put, keep chasing, and hope it improves. We understand that completely. But after twenty years of taking over [buildings across London](https://www.aquamarkcleaning.co.uk/project/one-blackfriars/ "One Blackfriars"), we can tell you honestly, switching is almost always smoother than the situation you’re trying to escape. The disruption you’re picturing comes from a badly managed handover, not from the change itself. ## Why so many FMs stay with a contractor they’ve outgrown The window cleaning market makes it easy to feel stuck. A lot of contractors are perfectly fine at the start, then service quietly slips, response times stretch, reports stop arriving, and before long you’re doing half their admin for them. The problem is that all of that happens gradually, so there’s never one clear moment that forces the decision. And because the day-to-day is already a bit chaotic, the idea of adding a supplier change on top of it feels like the last thing you need. That’s the trap. The very disruption that’s making you hesitate is often the disruption you’re already living with, just spread out quietly across every clean. ## The real cost of staying put It’s worth being honest about what a contractor you’ve outgrown actually costs you, because it’s rarely just the cleaning. There’s the workload, the chasing for completion reports, the firefighting when residents complain, the time spent confirming a clean even happened. There’s the reputational risk, because your residents and leaseholders judge the whole building on what they can see. And on a high-rise, there’s the [compliance](https://www.aquamarkcleaning.co.uk/the-hidden-costs-of-the-cheapest-window-cleaning-quote-mansafe-anchor-compliance-and-fm-liability/ "The Hidden Costs of the Cheapest Window Cleaning Quote: Mansafe, Anchor Compliance and FM Liability") risk, because if you’re not confident their safety documentation and RAMS are current, that exposure quietly sits with you and the freeholder, not with them. When you add all of that up, the cost of staying is usually far higher than the cost of a well-planned move. Staying feels safe, but it isn’t. ## What actually happens when you switch (and why it’s smoother than you think) Here’s the part most contractors never explain, because a smooth handover is work they’d rather not do. A proper transition is a managed process, and when a service partner runs it properly, you barely feel it. It starts with a mobilisation plan before a single clean takes place. That means a full site survey, confirming access methods and equipment, checking or arranging the anchor and mansafe testing, agreeing the schedule, and mapping out exactly how residents will be told what’s happening and when. The outgoing contractor finishes their notice period, the incoming programme picks up without a gap, and the reporting starts from day one so you can see the standard immediately. The difference is who carries the effort. With a contractor, the handover lands on your desk. With a genuine service partner, we carry it, and your job is simply to say yes and let us get on with it. That’s the whole point of a safe pair of hands. ## How to switch without disruption: a simple plan If you’re ready to move, this is the sequence that keeps everything calm. Start by checking your current contract for the notice period and any exit terms, so you know your timeline and there are no surprises. Next, brief two or three potential partners properly, giving them the same clear information about your building and what you need, so you’re comparing like for like rather than guessing. Ask each of them to walk you through their mobilisation plan, because how they answer that question tells you everything about whether the handover will be smooth or painful. Make sure the incoming partner confirms access, safety documentation and resident communication before day one, not after. Then agree your reporting and SLAs up front, so the standard is set and measurable from the very first visit. And finally, hand the transition over and let them manage it, because if you’ve chosen the right partner, project-managing the switch was never meant to be your job. ## What to look for in the partner you move to The move is only worth making if what you move to is genuinely better, so judge candidates on the things that actually reduce your workload. Look for proactive communication rather than promises, clear same-day completion reports with before-and-after photos, confident answers on compliance and access, and a relationship that feels like partnership rather than a transaction. Most contractors stop at the glass. A service partner takes ownership of the whole programme, so the chasing stops and the peace of mind starts. You’ve likely stayed longer than you should have, and that’s completely understandable. But the disruption you’re afraid of usually belongs to the situation you’re already in, not to the one you’re moving towards. ## Frequently asked questions ### **How long does it take to switch window cleaning contractor?** Most switches can be mobilised within your existing notice period, commonly 30 to 90 days. A good service partner uses that window to survey the site, confirm access and safety documentation, and plan resident communication, so the new programme starts with no gap in service. ### ****Will switching contractor disrupt my residents?**** It shouldn’t. Disruption almost always comes from a poorly managed handover, not the change itself. When resident communication is planned before the first visit and reporting starts from day one, most residents simply notice cleaner windows and a calmer process. ### ******What should I check before changing window cleaning company?****** Check your current contract’s notice period and exit terms, confirm the incoming partner’s access methods and safety documentation (including anchor and mansafe testing on high-rise buildings), and agree your reporting, SLAs and resident communication up front. ### ********Is it worth switching if my current contractor is cheap?******** Often, yes. A cheap contractor who generates complaints, misses reports, and leaves you chasing usually costs more in your own time and reputational risk than a fairly priced service partner who manages everything properly. ### **********Who is responsible for safety compliance when I switch contractor in London?********** Responsibility for safe work at height is shared. As the appointing party, the building owner and managing agent carry a duty to ensure the contractor is competent and the anchor and mansafe systems are safe and certified, which is why confirming documentation during the switch matters. Budgets are tight. The service charge is under scrutiny. Three window cleaning quotes land on your desk; one is cheaper, and it’s natural to feel pulled toward it. But here’s the quiet truth we’ve learned over twenty years of working at height on London’s buildings. When a quote looks too good to be true, the corners usually haven’t been cut on the cleaning. They’ve been cut on the safety paperwork you can’t see. And when something goes wrong at height, it isn’t the contractor’s name that ends up under the spotlight. It’s the building owner’s, and it’s yours. We’re not saying this to alarm you. We’re saying it because so few contractors will, and because knowing what to look for genuinely protects you. ## Where the cheap quote quietly saves money To clean the outside of a high-rise safely, someone has to attach themselves to your building. That’s done through a mansafe system, a network of anchor points, eyebolts, and abseil posts fixed into the structure, designed to hold a person’s full weight if the worst happens. That equipment is only as trustworthy as its last inspection. Anchor points don’t last forever, fixings loosen, sealant fails, and metalwork corrodes, which is exactly why they need testing and certifying at regular intervals, with the paperwork to prove it. Testing that system properly costs money. Documenting it properly takes time. So when a quote comes in unusually low, one of the first questions worth asking is a simple one. Has the cost of verifying the safety system actually been included, or has it quietly been left out? Because a contractor who assumes your anchors are fine, rather than confirming it, can price the job cheaper. They’re just moving the risk from their shoulders onto yours. ## What “compliant” actually means at height Working at height in the UK sits under the Work at Height Regulations 2005, and it’s supported by a set of standards that exist to keep people safe and to keep you protected. In plain English, here’s what proper documentation should cover. Every job should be underpinned by a RAMS, a risk assessment and method statement setting out how the work will be done and how the risks are controlled. The anchor and mansafe system should be inspected and certified in line with BS 7883 and the anchor standard EN 795, at intervals that don’t exceed twelve months, so there’s never a stretch where nobody can say for certain the system is safe. Where the building design itself is in question, BS 8560 speaks to designing for safe access. And where powered access is involved, such as a cradle or BMU, LOLER and PUWER govern how that equipment is examined and maintained. You don’t need to memorise any of that. That’s our job, not yours. But you should be able to expect that whoever cleans your building can produce this documentation clearly, quickly, and without fuss, because that paperwork is your evidence that the work was done safely and lawfully. ## Why this lands on the FM’s desk Here’s the part that makes this more than a technical footnote. Responsibility for safe work at height on a building doesn’t sit neatly with the contractor alone. As the party appointing them, the building owner and the managing agent carry a duty to make sure the people working on site are competent and that the systems they’re clipping into are safe. So if an anchor fails and the documentation isn’t there, “the contractor said it was fine” is not a position you want to be defending. The liability, the questions, and the reputational damage flow back towards the FM, the managing agent, and the freeholder, not the firm that quoted cheap and moved on. That’s the real cost hidden inside the cheapest quote. It was never really about a slightly better price on the cleaning. It was about who carries the risk when something goes wrong, and too often, that quietly becomes you. ## There’s a better way to think about price None of this means the most expensive quote is automatically the safe one. It means fair pricing and full documentation should travel together, and that a small, sensible compliance premium is almost always cheaper than the alternative. The approach we believe in is straightforward. Bring the safety testing and the cleaning under one roof, with an in-house specialist competent in BS 7883, so your anchor and mansafe documentation is handled properly, priced fairly, and never left as somebody else’s problem. One relationship, one clear set of records, and no gap between who cleans the building and who confirms it’s safe to do so. That’s how a service partner reduces both your risk and your workload at the same time. ## Five questions to ask before anyone clips into your building Before you accept any window cleaning quote, these five questions will tell you almost everything you need to know. First, can you show me a current test and certification record for the anchor and mansafe system on this building, dated within the last twelve months? Second, will you provide a job-specific RAMS before work begins, not a generic template? Third, who in your team is competent to BS 7883, and can I see evidence of that? Fourth, does your quote include verifying the safety system, or does it assume it’s already been done? And fifth, if I asked for your mansafe and anchor documentation right now, how quickly could you put it in my hands? If those answers come back clear, confident, and quickly, that’s a good sign. If they come back vague, that vagueness is exactly the risk you’d be taking on. ## Peace of mind is the point At the heart of all this is something simple. You deserve to know, with genuine confidence, that the people working at height on your development are safe, competent, and fully documented, and that if anyone ever asks, the evidence is already there. If you’re not certain your current documentation would stand up to scrutiny, it’s worth two minutes to find out. Our free High-Rise Compliance Audit gives you a clear, honest benchmark of how your programmes sit against best practice, whoever currently looks after your buildings. No sales pitch, just clarity. Because when it comes to safety at height, being sure is always cheaper than being sorry. The window clean is booked in, the day finally arrives, and before you’ve even had a chance to grab a coffee, the emails start landing. A resident on the sixth floor whose glass still looks streaky. A leaseholder who wasn’t told the abseilers were coming and pulled their blinds in a panic. A managing agent forwarding three complaints your way, and it isn’t even lunchtime yet. None of it was your doing, and yet all of it has quietly become your problem to sort. If that sounds familiar, we want you to know two things. You’re not alone, and you’re not doing anything wrong. Across the large residential and mixed-use developments we look after in London, window cleaning generates more resident complaints than almost any other service, and the honest truth is that most of those complaints have very little to do with the cleaning itself. They come down to how the whole thing was managed around the people living there. ## Why one service creates so much noise Window cleaning is unusually visible, and unusually personal. Residents see it happening, they see the result, and they see it on their own glass, in their own home. A missed drainage check or a late lift service is invisible to them, but a streaked pane at eye level is not. On a high-rise cleaning day you’ve also got people working at height, moving around the building, appearing outside windows several floors up, and gently interrupting the rhythm of the development for a day or more. If nobody has told residents it’s happening, every one of those things turns into a question, and questions from residents have a habit of becoming complaints to you. So the volume you’re dealing with usually isn’t a reflection of how well the glass was cleaned. It’s a reflection of how well, or how poorly, the whole programme was planned and communicated. And that’s actually good news, because it means it’s fixable. ## What’s really behind the complaints When we look at where resident complaints come from on cleaning days, they nearly always trace back to the same handful of gaps. The first is a vague specification. When the scope of works isn’t written down clearly, nobody can measure whether the job was done properly, and “it wasn’t cleaned properly” becomes an argument with no reference point, which tends to leave you stuck in the middle of it. The second is inconsistent quality. A clean that looks brilliant one quarter and patchy the next tells residents the standard is a bit of a lottery, and that inconsistency chips away at trust faster than a single off day ever could. It’s also what leaves people feeling they’re paying more through the service charge and getting less in return. The third, and this is the big one, is weak reporting. When a contractor finishes and simply drives off, you’re left with no proof of what was done, no photographs, and no completion report. So when a complaint lands, you can’t answer it with evidence, you can only chase. ## The second job nobody applied for Here’s the part that rarely shows up in a service review, but honestly costs facilities managers, estate managers, and block managers more than anything else, and that’s the chasing. Chasing a completion report that never arrived, chasing to confirm the clean even happened, chasing photographs to reassure a leaseholder that yes, their windows were done, and chasing a contractor who’s slow to come back to you while the complaints quietly stack up. It’s a second job you never asked for, and it’s pure firefighting. Every hour spent chasing is an hour you’re not spending on the work that actually moves your development forward, and that’s where so much of the frustration builds, for you and for your residents. Effort keeps going in, and the value doesn’t come back out. ## What changes when you have a service partner, not a contractor The shift that solves this isn’t really a better cleaner, it’s a different relationship. Most contractors stop at the glass, whereas a genuine service partner treats window cleaning and façade maintenance as a service management programme, built around the people in the building rather than just the building itself. In practice that means proactive resident communication before every visit, so nobody is caught off guard by an abseiler outside their window. It means a clear, measurable specification, so quality stays consistent and provable rather than a matter of opinion. And it means same-day completion reports with before-and-after photos, so the moment a resident emails you, the evidence is already sitting in your hand. When all of that is in place, complaint volume drops, because most of the causes were never really about cleaning. And the chasing stops, because there’s simply nothing left to chase. That’s the peace of mind we care most about giving you, the quiet confidence that everything is genuinely in hand. ## A few things you can put in place this month If you’d like a quieter inbox after the next clean, these are the changes that make the biggest difference. Insist on resident pre-notification as standard, because a simple, well-timed heads-up removes a huge share of complaints before they’re ever typed. Ask for completion reports with before-and-after photos on every single visit, because if you can’t see proof, your residents will assume, just as you might, that it didn’t happen. Get the specification written down properly, covering scope, method, frequency, and exclusions in plain language, so quality becomes something you can measure rather than debate. Set clear SLAs and KPIs around responsiveness, because how quickly someone comes back to you matters just as much as the clean itself. And when you’re choosing who to work with, weigh communication as heavily as price, because the cheapest quote often turns into the most expensive relationship once your own time is factored in. ## A quieter inbox really is possible You shouldn’t have to brace yourself every time the window cleaning is booked in, and you certainly shouldn’t be doing a second job chasing a service you already pay for. If your current programme is creating more complaints and more workload than it should, it’s worth taking a step back and looking honestly at how the whole thing is structured, from communication right through to reporting. We’d be glad to carry out a straightforward façade and site assessment, or a short complaints review, to show you exactly where the gaps are and what a properly managed programme would look like on your development. No pressure, no hard sell, just a clear picture and an honest conversation about how to make cleaning days calm again. You’d be in good hands. But a great relationship doesn’t happen by accident. It takes trust, clarity, great communication, and a clear structure of what great actually looks like. That’s exactly how we set up Aquamark. #### Our story - a specialist window cleaning service partner since 2013 Aquamark was established in 2013, and we’ve grown steadily ever since, one strong relationship at a time. Today we look after some of London’s most prestigious residential and commercial developments, but the foundation has never changed, look after your people, communicate clearly, and always be the partner your clients can rely on. ## Our approach It’s not an Aquamark experience unless it focuses on being valuable for you and the building occupants. We achieve this by running through our 3-step Aquamark Way. ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/1772715585PuCEZq_01_patience_icon.webp "1772715585PuCEZq_01_patience_icon - Aquamark - Aquamark") ##### Patience We listen first. We provide specialist residential block window cleaning across London, so you can stop chasing contractors and get your headspace back. [ Book a site assessment ](/contact) ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/residential-block-window-cleaning.webp "residential-block-window-cleaning - Aquamark - Aquamark") ## The real problem with most residential block window cleaning Most window cleaning isn’t let down by the cleaning, it’s let down by how the job is managed around it. Residents who weren’t told, access plans that never reached building management, cleaning days that overran with no phone call, a contractor who goes quiet and leaves you no record of what was done. That’s not a cleaning problem, it’s a communication problem, and it’s why so many FM teams feel like they’re chasing a service they’re already paying for. ## How our residential block window cleaning works Every Aquamark operative follows our TRUSTED model on every visit, turn up prepared, review the site, update notes, show evidence with photos, tick complete, log time, and send you a daily update. Every visit documented, nothing to chase. Depending on the building, we work with water-fed pole, rope access, cherry pickers, and BMU or cradle systems, and where a building’s been written off as too difficult, that’s usually where we do our best work. ## Proof from London residential developments At One Blackfriars, a 170-metre tower previous contractors couldn’t clean properly for five years, we trained six operatives, ran all three lifts at once, and delivered a full clean in three months. At Chelsea Waterfront we’ve held the relationship since 2008, and at The Whiteley we unlocked areas of the building that had been impossible to reach, including the iconic glass dome. ##### The benefits of commercial window cleaning ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/ISO-14001-logo.webp "ISO-14001-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/safe-contractor-logo.webp "safe-contractor-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/ISO-9001-logo.webp "ISO-9001-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/chas-logo.webp "chas-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/IRATA-logo.jpg "IRATA-logo - Aquamark - Aquamark") ![Aquamark team abseiling a high-rise residential building in London](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/brad.jpg "brad") ![AQUAMARK Lexicon & GWQ (Abseill, Cradle & Cherry Picker)](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/Commercial-Services-Page-scaled.jpg "AQUAMARK Lexicon & GWQ (Abseill, Cradle & Cherry Picker)") ![Contact Us Page](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/Contact-Us-Page-scaled.jpg "Contact Us Page") ![residential-block-window-cleaning-london](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/residential-block-window-cleaning-london.jpg "residential-block-window-cleaning-london") ![lexicon2](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/lexicon2.jpg "lexicon2") ![2](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/2-1.png "2") ![isle-of-dogs-window-cleaners-1200x801-1](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/isle-of-dogs-window-cleaners-1200x801-1.webp "isle-of-dogs-window-cleaners-1200×801-1") ![commercial-window-cleaning](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/commercial-window-cleaning-1.jpg "commercial-window-cleaning") ## Frequently Asked Questions ##### How often should you have your windows cleaned? Abseil window cleaning requires high-level cleaning; so, window cleaners must ensure that a commercial window clean will operate safely before it commences. Anchor points are an essential factor in safe and effective window cleaning. It’s these features of the building that enable an abseiling (also known as rope access window cleaning) window team to ascend and descend safely to provide an exceptional clean. Anchor points are a part of a building structure that needs to be totally reliable, which is why testing them is crucial for your commercial and residential block window cleaning. ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/anchor-point-testing-1-1024x682.jpg "anchor-point-testing - Aquamark - Aquamark") ##### The benefits of commercial window cleaning ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/ISO-14001-logo.webp "ISO-14001-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/safe-contractor-logo.webp "safe-contractor-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/ISO-9001-logo.webp "ISO-9001-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/chas-logo.webp "chas-logo - Aquamark - Aquamark") ![](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/IRATA-logo.jpg "IRATA-logo - Aquamark - Aquamark") ![Aquamark team abseiling a high-rise residential building in London](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/brad.jpg "brad") ![AQUAMARK Lexicon & GWQ (Abseill, Cradle & Cherry Picker)](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/Commercial-Services-Page-scaled.jpg "AQUAMARK Lexicon & GWQ (Abseill, Cradle & Cherry Picker)") ![Contact Us Page](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/06/Contact-Us-Page-scaled.jpg "Contact Us Page") ![residential-block-window-cleaning-london](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/residential-block-window-cleaning-london.jpg "residential-block-window-cleaning-london") ![lexicon2](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/lexicon2.jpg "lexicon2") ![2](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/2-1.png "2") ![isle-of-dogs-window-cleaners-1200x801-1](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/isle-of-dogs-window-cleaners-1200x801-1.webp "isle-of-dogs-window-cleaners-1200×801-1") ![commercial-window-cleaning](https://www.aquamarkcleaning.co.uk/wp-content/uploads/2026/05/commercial-window-cleaning-1.jpg "commercial-window-cleaning") ## Frequently Asked Questions ##### How often should you have your windows cleaned? This will depend on the location of your building and the level of dirt and grime it is exposed to. For the majority of our clients, we recommend a three-monthly cleaning schedule, which includes four cleans per year. However, we are flexible and can work with you to find a frequency ##### How much do your commercial window cleaning services cost? There is no definitive answer as to how much a project would cost without the Aquamark team finding out more information about your requirements. We’d love to find out more though – [please contact our friendly team](https://www.aquamarkcleaning.co.uk/contacting-commercial-window-cleaning-specialists/) or fill out the form on page for a free quote. ##### Do you clean residential properties or only commercial properties? Whilst our team predominantly specialise in cleaning windows for commercial properties, we do also clean residential tower blocks. ##### How do you determine the best way to clean a commercial property? On buildings where it’s possible to affix pulleys, cradle cleaning can often be the right option to go. However, Aquamark has plenty of other solutions to get your windows looking sparkling clean. Our team of experts will determine the best option for your property; whether that be cherry picker, water-fed pole, or abseil window cleaning. ##### Do you only offer commercial window cleaning services in London? Whilst we are based in London, our team are well-equipped to travel all across England to clean the windows of your commercial property. Please contact our team to find out more. --- ### [Terms & Conditions](https://www.aquamarkcleaning.co.uk/terms-conditions/) **Published:** May 4, 2026 **Author:** Heidi Bid **Content:** ##### **Five Key Terms (at a glance)** 1\. **Cancellations:** Please give at least **48 hours’ notice** if you need to cancel or reschedule a clean. It sits in striking comparison to the traditional homes and shops in the rest of Wandsworth, and dominates the skyline for that particular area of London. The iconic, contemporary design of the high-rise reflects the transition of Wandsworth from a historically industrial town to a more modern commercial and residential space. Aquamark Cleaning is delighted to have been asked to help keep the property looking neat and presentable at all times. We were contracted by the management team at The Filaments in February 2018 to carry out super-heated steam cleaning to the development’s glass reinforced concrete (GRC) façade. --- ### [Neo Bankside](https://www.aquamarkcleaning.co.uk/project/neo-bankside/) **Published:** May 17, 2026 **Author:** Heidi Bid **Content:** This is a residential development located next to Tate Modern, comprising of 217 units in four hexagonal pavilions ranging from 12 to 24 storeys. The glassy, contemporary architecture fits in perfectly with London’s shiny cityscape, offering a beautiful contrast to the Grade II-listed Hammersmith Bridge that runs adjacent to it. The development is made up of 165 apartments and penthouses. Aquamark Cleaning’s expert team is contracted to provide commercial window cleaning at the Queen’s Wharf site every three months to keep it glistening. --- ### [Royal Wharf](https://www.aquamarkcleaning.co.uk/project/royal-wharf/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** Some cleaning jobs are simple to carry out, whereas the more complex projects will often be completed on an ongoing basis. That’s the case for window cleaning services we’ve been providing since October 2017 at the Royal Wharf complex in Starboard Way, located in London’s Isle of Dogs. --- ### [Embassy Gardens](https://www.aquamarkcleaning.co.uk/project/embassy-gardens/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** Some of the larger sites we clean can be a complex task, but our team loves getting to grips with a site and overcoming any challenges faced. Since April of this year, we provide window cleaning services on a regular basis at Embassy Gardens in Vauxhall. --- ### [Lexicon](https://www.aquamarkcleaning.co.uk/project/lexicon/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** Leading the way when it comes to bespoke, commercial window cleaning solutions, Aquamark Cleaning is thrilled to announce the completion of yet another successful project. This time, the team was called in to give Islington’s tallest building its signature scrub down, and with 36-storeys of high-end living space, a sparkling exterior was at the top of the agenda. Meet Lexicon: nestled in London’s prestigious EC1V, this iconic skyscraper needed more than your average clean. After disappointing results from an alternative company, Aquamark Cleaning came to the rescue, equipped with their usual enthusiasm, expertise and state-of-the-art equipment. Paying the ultimate premium for spa facilities, lounge areas and concierge attention, Lexicon’s residents expect nothing but a high-quality, efficient service – and that is exactly what Aquamark Cleaning delivered. --- ### [Chelsea Bridge Wharf](https://www.aquamarkcleaning.co.uk/project/chelsea-bridge-wharf/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** The site at Chelsea Bridge Wharf is large and very prestigious, with high-profile residents, so only high-calibre businesses were asked to tender for the window cleaning. Set on the South Bank of the Thames, this award-winning development is situated in the Wandsworth District. It consists of 1400 apartments, varying from studios to luxury penthouses, all finished to a high specification. With a 24-hour concierge and a 4\* spa on-site, the residents expect nothing less than exceptionally clean windows and balconies all year round. Due to the size of the site, Rendall and Rittner needed a company that was experienced at delivering a high standard window clean regardless of the scale of the job. As one of only a select few window cleaning companies on Rendall and Rittners approved supplier list, Aquamark Cleaning has taken care of the Chelsea Bridge Wharf area for the last 2 years. Not only the windows but the inside of the resident’s balconies are cleaned every 3 months using Abseil Window Cleaning. Window cleaning operatives are on-site at Chelsea Bridge Wharf all year round, making it a static site. Health and safety are paramount for Rendall and Rittner to ensure their reputation is protected. Having a partner that could manage checks to anchor points, monorails and man-holes as part of their service was a key factor. --- ### [One Blackfriars](https://www.aquamarkcleaning.co.uk/project/one-blackfriars/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** During the first 5 years after One Blackfriars was built, it wasn’t able to receive a successful all-around clean and therefore, it had only managed 2 out of 4 cleans a year. This was due to the wind, the location and the shape of the building. Whilst architecture is becoming more unique in its designs – it can pose more challenges when it comes to window cleaning. Blackfriars had 3 previously installed BMU’s for cradle cleaning, however, only one was used during previous cleans due to the winds – this created a longer window clean and meant deadlines weren’t met. --- ### [Police Federation Building](https://www.aquamarkcleaning.co.uk/project/police-federation-building/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** Federation House in Leatherhead Surrey, is the headquarters of the Police Federation of England and Wales. It is a truly magnificent building, with contemporary architecture and a unique design. We got recommend to The Tower estate manager and then got appointed to take this over. --- ### [Chelsea Waterfront](https://www.aquamarkcleaning.co.uk/project/chelsea-waterfront/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** A mixed-use development in Chelsea, London, featuring two towers of 37 and 25 storeys and the refurbished Lots Road Power Station. The current challenge we have faced is cleaning the windows that face the canal at the front of Lots Road. When the water goes into the canal, we have had to arrange a rescue boat for the abseilers to land into which will then bring the operatives back to dry land to carry out the next clean drop. --- ### [West India Quays](https://www.aquamarkcleaning.co.uk/project/west-india-quays/) **Published:** May 25, 2026 **Author:** Heidi Bid **Content:** A 33-storey mixed-use skyscraper in Canary Wharf, London, housing a Marriott Hotel and 158 apartments. When Aquamark got asked to carry out a site survey, the windows hadn’t been cleaned for over a year. --- ### [The Candle Factory](https://www.aquamarkcleaning.co.uk/project/the-candle-factory/) **Published:** May 17, 2026 **Author:** Heidi Bid **Content:** A mixed-use development on the former Price’s Candle Factory site in Wandsworth, London, featuring a 25-storey residential tower. Previous cleaning companies were unable to access certain areas, which required entry via residents’ properties, due to poor prior planning and a lack of communication with the Facility Manager to organise this. As a result, they only managed to carry out one clean, due to the absence of proper scheduling beforehand. --- ### [The Whiteley](https://www.aquamarkcleaning.co.uk/project/the-whiteley/) **Published:** May 17, 2026 **Author:** Heidi Bid **Content:** A redevelopment of the historic Whiteleys department store in Bayswater, London, into a mixed-use complex with residences. As an extremely prestigious development, The Whiteley is under a spotlight, and maintaining the site is essential. A few areas of the building were previously inaccessible for cleaning, including the iconic dome, due to the previous access strategy not being correctly implemented. --- ### [Southbank Tower](https://www.aquamarkcleaning.co.uk/project/southbank-tower/) **Published:** May 17, 2026 **Author:** Heidi Bid **Content:** Rising to 41 storeys, Southbank Tower represents inspired urban living, moments from the River Thames and standing proud as one of London’s most unique addresses.
